IFX markets, was a London based Financial Markets Organisation looking
to establish a base of operations in Sydney Australia.
International Property Group was engaged to provide expert property and
strategic advice to IFX in relation to this location need. Some of the services
performed are outlined below:
- Search and locate suitable premises/location in the Sydney CBD for
IFX office space requirement.
- Liaise with agents to provide suitable office space alternatives.
- Direct lease negotiations on IFX’s behalf with a favourable outcome to
IFX including, rental levels, lease terms + incentives, make good costs
and rent reviews.
- Once the suitable space had been found and lease negotiations completed,
IPG then took on the role of Project Coordinator for the construction and
fit-out of the premises.
- This involved weekly project meetings with all consultants including,
Builders, Engineers, Electricians, Architects, Interior designers,
until project completion and handover to IFX markets for occupation.
• Advanced Personnel Management (APM)
Advanced Personnel Management (APM) is an Australian owned provider of innovative services in injury prevention and injury and disability management.
International Property Group was engaged to provide expert property and strategic advice to APM in relation to expanding their operations in up to 80 locations across Australia.
Some of the services performed are outlined below:
- Identifying and securing new office premises across Australia;
- Liaison with various agents and property owners to secure office space;
- Direct lease negotiations on APM's behalf to secure favourable lease terms including rental levels, lease terms, incentives, make good obligations and establishment costs;
- Liaison with APM's preferred fit-out contractor, for the fit-out planning and construction of new premises;
• Sigma Retail
Sigma Retail operates the Amcal and Guardian pharmacy brands across Australia.
International Property Group is currently engaged to provide property and strategic advice to Sigma Retail with their roll-out of new pharmacy retail stores nationally, as well as providing assistance to their existing members with general property advice.
Some of the services performed are outlined below:
- Identifying and securing new leasehold opportunities, in both Greenfield locations and existing shopping centres with re-development / expansion potential;
- Assistance to existing Sigma members with their lease renewals, make good obligations, market rent reviews and general lease negotiations;
- Liaison with various agents, centre managers and owners;
- Preparing formal expression of interests / letters of offers on behalf of Sigma, to secure new retail premises;
