behalf of ING, including:
- Advice on a strategy for the marketing of the asset
- Recommendations for the appointment of a Marketing Agent
and Method of Sale
- Preparation with the appointed Marketing Agent of an information
memorandum
- Liaising with the appointed solicitor for the preparation of the contract
for the sale of the asset

strategic property advice to assist the client in the sale of this asset.
Some of the services involved:

Sales advice and recommendations for the appointment of a suitable
marketing
agent and a marketing strategy for the sale of the property
asset.
For this particular property, the preferred method of sale was by tender.

Managing all due-diligence issues including identification of areas where
further investigation was required prior to marketing the property
• Coordinating with the marketing agent to advertise the sale of the property
within the approved budget. Weekly marketing meetings with the appointed
real estate agent to keep the relevant issues on track throughout the entire
process
• Liaising with the appointed solicitor for the preparation of the contract
for the sale.
This also included the control and coordination of legal
documentation.
• Addressing unforseen issues as they arose in relation to property matters
to ensure
a successful sale of the property asset was seamlessly achieved.

International Property Group was appointed as the marketing coordinator to
promote
the joint venture partners Macquarie University and Baulderstone
Hornibrook
in
developing the Research Park. Since the middle of 1997,
IPG has been responsible for coordinating building developments which
include the Becton Dickson Building, Goodman Fielder, Siemens and the
Dow Corning Development. Construction in the Park has been in excess
of $80 million. Each building has been designed specifically for major
tenants
who interact their research with Macquarie University.
Functions include;
• Advice on the joint venture agreement
• Marketing coordination with leasing and selling agents
• Working with the builder in relation to building design for specific tenant
specifications
• Developing with the University the relationship between the tenants at
the Macquarie University Research Park at Macquarie University
• Attendance at project coordination meetings with Baulderstone Hornibrook
and Macquarie University
• Negotiating leases and supervising solicitors
• Restructuring of the ground lease for Macquarie University Research Park
• Negotiating the sale of the Leasehold interest in Macquarie University

International Property Group was appointed to advise South Australian Asset
Management Corporation on restructuring the $4 billion property of the former
Bank of South Australia.
IPG’s experience across the full spectrum of the property industry enabled the
identification of the most appropriate strategy to restructure and maximise the
exit strategy of all properties throughout Australia and New Zealand. This included:
- Development of strategic advice for each property asset
- Appointment of leasing and/or selling agents for disposal of assets
- Establishing appropriate work out strategies with the banking personnel
to maximise sale price
- Instructions and negotiations with liquidators, accountants, solicitors
and professional consultants
- There were approximately 300 properties in the portfolio in Australia
and New Zealand including development sites, residential, commercial,
retail, industrial, hotels and retirement villages.
