International Property Group reviewed the strategy for Fairfax’s existing head
office premises located at Darling Park, Sydney CBD and Fairfax Digital located
at Wharf 7, Pyrmont and assessed the alternatives for office accommodation
on a stay versus move scenario.
Advice included the following:
- Negotiations for surrender of Darling Park lease.
- A review of existing space at Darling Park, including an analysis of capital
costs for refurbishment.
- An assessment of the office leasing market and identification of the
opportunities of locating a tenant to take over the existing Fairfax lease.
- Assessment and space audit analysis of alternative accommodation taking
into account the current and future requirements for Fairfax.
- Negotiations on behalf of the client to occupy One Darling Island including
rental advice, lease term, commercial lease issues, the co-ordination and
preparation of the various agreements and the lease documentation.
The total building area is approximately 22,200m2 including 160 car parks
fully occupied by Fairfax Media Ltd.
- Rental advice for an office fitout and data centre relocation at 55 Pyrmont
Bridge Road.
- Advice on lease negotiations, solicitor's instructions, project management
and the coordination of the move from Darling Park and Wharf 7 to
One Darling Island, and the computer centre at 55 Pyrmont Bridge Road.
- Working with the client to determine and manage an approved fit out
budget (approximately $6.5m for Fairfax Digital and approximately $30m
for Fairfax Media at One Darling Island and approximately $7m at
55 Pyrmont Bridge Road). Responsibilities on behalf of the client included
the
appointment of:
- Consultants (architects, services engineers, quantity surveyors etc
including fee arrangements)
- Tender Document
- Negotiations of the workstation contract
- Tendering of the fit out and assessment of tenderers
- Negotiation with the successful tenderer including building contract
negotiations
- Working to an agreed capital budget for the successful completion
of the fit out at each location
