The property is a heritage listed commercial office building constructed about
1935
and comprises basement ground floor retail tenancies, two mezzanine
floors and seven
upper floors of commercial and office accommodation.
International Property Group was approached to provide advice on the property
which
was optioned by the developer. Parameters of the advice include;
• Provision of mezzanine funding arrangements
• Negotiations of the loan agreement and development agreement
• Financial analysis of a strata development and the development of an existing
strategy
• Monitoring the development process, advice on the 'put & call option', advice
on
the strata sales, appointment of the strata selling agents, supervision and
