• Provide an understanding of the current climate of the economy and the relative strengths/weaknesses of the various sectors of the property market (residential, affordable housing, commercial, hotel and retirement markets)

Action

• Physically inspected each location
• Studied current local and state planning documentation, including the LEP, DCP, local studies and demographic trends
• Researched residential, commercial, retail, hotel and retirement property markets to determine likely demand for product
• Considered concept design and costs in the financial analysis to establish viability

Result

• Recommended the highest and best use of a number of freehold properties within the Bankstown LGA which gave Council a better understanding of the underutilisation of their assets
• Provided an appropriate implementation strategy for each specific location
